Finding contractors to help you realize your dream home

A lot of people find that the best way to get the home of their dreams is to have it built for them. This means that you are going to have to find a contractor to do the work. Unfortunately this can be a challenge; there are a lot of unqualified contractors out there. However if you know what to look for and you use a little bit of common sense you should not have a problem.

The best place to start looking for a contractor is by asking anybody that you know who has used a contractor recently. Surely you must know somebody who has built a house that can recommend a contractor to you. If not you are going to have to rely on the Yellow Pages or the internet at this stage. Really what you want to do is to make a list of potential contractors who you will investigate further. Just how you go about finding them is going to be up to you.

Once you have a list of potential contractors the next thing that you are going to want to do is to call them to discuss your project. At this stage you are just doing an initial screening. The questions that you are going to want to ask are going to be things like how long they have been in business and what kind of projects they usually work on. You want to find a contractor who has experience with projects that are similar in scale to yours. This is the main thing that you are going to want to make sure of during the screening process.

After the screening you are going to want to narrow your list down to your top three choices and get an estimate from them. Make sure that you get at least three estimates so that you will be able to compare them. It is not necessarily a good idea to go with the lowest bid, especially if it is a lot lower than the others. Ideally all of the bids should be about the same. Once you have the bids you will need to choose the contractor that you are most comfortable working with.

The last thing that you need to do after you have selected a contractor is to make sure that they have all of the required licenses and insurance. Contractors have to be licensed, bonded and insured, this is easy to check so make sure that you do. It is also a good idea to check with the Better Business Bureau to make sure that no complaints have been lodged against your contractor. If you find that everything checks out you can go ahead and agree to a contract. Make sure that you get everything in writing and that you have a lawyer review it before you sign the contract.
