The homebuilding process: different stages to getting your dream home
Building a house a big job so it is important that you understand all of the steps that are involved. There are basically five stages that you will have to go through during the construction. Within each of these stages there will be a lot of work that needs to be done.
The first stage of the homebuilding process after the design has been decided on and all of the permits acquired is the foundation. This is required to ensure that the house is built on a stable footing. The foundation will have to be set below the frost level so the colder the area that you live in the deeper you will have to dig. The foundation is almost always cement and getting it poured can be a major job.
The next step of the process is the framing. This is where the walls and the roof of the house will be built. The windows and doors will also be installed at this point and the stairs will be built. It is at this stage that your project will start to look like house. Most people are surprised how quickly framing goes, the house can take shape in a very short period of time.
The next step in the process is to have the plumbing, electrical wiring and the mechanical systems installed. This has to be done at this point because most of this work will be behind the walls. At this stage you will be doing what is known as rough ins. The actually connections to things like sinks and light fixtures will have to wait until they have been installed.
The next step in the home construction process will be to put in the insulation and the drywall. The insulation is necessary to make sure that the house does not get too hot or too cold. Once the drywall goes in the interior of the house will start to take shape. Since the framing work and the rough ins will be hidden by behind the drywall you have to make sure that you get all of the necessary inspections done before it is installed. Otherwise you may find that you have to take it down for the inspection.
The last stage of the construction process is the finish work. This is where things like cabinets and the sinks and toilets are installed. They will also install the lights and all of the electrical sockets. The floors and counters will also be installed. The finish work will likely take the longest of the project which will seem odd since it will seem like there is less being done than when the framing or the foundation were being worked on. Nevertheless the finish work is quite extensive and there is a lot that needs to be done.
